Ballam Road is a contemporary residential development in Lytham, Lancashire, comprising eight individually designed apartments. The project replaced a large Art Deco-style villa with a new building of similar proportions, creating a high-quality residential scheme that responds sensitively to the character of its established suburban setting.

The architectural design takes inspiration from the site's Art Deco heritage, with a linear building form and distinctive curved circulation core referencing the character of the former villa. A carefully considered palette of materials commonly found in Lytham is used in a contemporary way, helping the development sit comfortably within its surroundings.

Each apartment has been individually designed, with varied window openings responding to orientation, views and the surrounding landscape. The project demonstrates a thoughtful approach to contemporary residential architecture, balancing modern design with local context to create a distinctive yet sympathetic addition to Ballam Road.Award Recognition: Ballam Road was shortlisted for the LABC Northwest Building Excellence Awards 2020 – Best Small Housing Development, recognising the quality of the completed residential scheme.
